Consequently, the amount of diverse project information is increasing rapidly thus necessitating interoperability of tools, compatibility of data, effective collaboration and sophisticated management. The openBIM and the IFC schema present a capacity for interoperability and transparency in the industry through common standards and data structures while parametric design facilitates the generation of solutions and the early involvement of stakeholders and end-users without the need for advanced technical skills.

Despite being an improvement to orthogonal drawings, BIM technologies are primarily designed as management tools or repositories of related descriptive and 3D information, so there are limitations in their visualisation capacities. Nevertheless, immersive technologies such as virtual and augmented reality VR and AR can potentially offer clients an opportunity to not only visualise a built asset but to walk through it, experience how it feels in 3D space, asses indoor factors such as lighting, plan for future maintenance and decide for themselves whether it would meet their needs.

Disrupting Reality: How VR Is Changing Architecture's Present and Future

However, solutions for immersive experiences currently available on the market offer only partial opportunities for building design integration or require advanced technological skills from the user. As a result, users with no prior advanced training and the necessary hardware are limited in what they can view and achieve with these packages.

Additionally, the existing software solutions offer no integration of BIM, hence, no data on the construction materials, services or costs is available for interaction. As a response to this theoretical and functionality gap between BIM and immersive technologies, this study proposes an interface that integrates the two so as to streamline design processes and provide a comprehensive pared-down BIM system. The study specifically focuses on openBIM and the IFC schema which present a capacity for interoperability and transparency in the industry through common standards and data structures.

The study is also mainly concerned with the emerging paradigm shift in architectural design from Geometric Design towards Parametric Design which facilitates the generation of solutions and the early involvement of stakeholders and end-users without the need for advanced technical skills.
